“In eastern Slovakia, there is perhaps the same, or even greater interest in rental housing than what we assumed would be natural in western Slovakia or Bratislava,” said Krajniak. In an internal survey, the department addressed 45,000 people and received 3,044 responses. According to Krajniak, the information according to which tenants prefer apartments within 30 minutes from their place of employment is interesting for investors. Deputy Prime Minister Štefan Holý (We are a family) presented a proposal for a formula according to which regulated rent prices should be calculated by individual region. This is based, among other things, on the average wage in individual regions, so according to the model example, a tenant in Bratislava should pay 658 euros per month for a three-room apartment, including fees and utilities, while in the Banskobystrické region it is only 440 euros and in Prešovský 391 euros. “Rental housing is interesting when the difference compared to a mortgage is from 100 to 300 euros,” said Holý. According to him, the stated amounts are maximum and investors will probably offer prices a little lower. Public interest professions should be represented in each project only by a certain percentage. Four financial groups expressed interest Four financial groups expressed interest in participating in the project of rental apartments in Slovakia. These are the Finnish construction concern YIT, the Vienna Insurance Group, the Swedish Heimstaden group and the bwsg company. Together, these groups could allocate six billion euros to the project, which would cover roughly 40,000 rental apartments. It is not yet clear at what pace the apartments in the offer will increase. According to the chairman of the National Council (NR) of the Slovak Republic and the chairman of We are a family, Boris Kollár, investors will enter already implemented projects, build their own apartments, but also buy ready-made apartments from developers. Kollar expects that the project will bring from 20,000 to 40,000 jobs.
