Everyone in the coalition wants flats in Slovakia, but according to the prime minister, higher cards are overcharging

The price bar of the Real Estate Barometer maps the prices of older three-room flats in thirty selected cities in Slovakia with more than 20,000 inhabitants. “As these flats are the most traded, a comparison in a given segment allows you to get a realistic picture of the situation on the real estate market.” explains the chief analyst of the Real Estate Union of the Slovak Republic Vladimír Kubrický.

Where do you pay for the apartment the most and where the least?

The most expensive apartments are, as expected, in Bratislava, Košice and Banská Bystrica. In Banská Bystrica, prices have even risen the most among regional cities in the last three years, by as much as 72 percent. “Today they are sold for 147,000 euros, ie about Bratislava prices three years ago,” said Kubrický. In the top ten most expensive cities in the price 30 are also three smaller cities with less than 30,000 inhabitants – Pezinok, Piešťany and Senec. Apartments there are more expensive than in some regional cities. On the contrary, those interested in an apartment in southern Slovakia, Horná Nitra, Zemplín or Záhorí will pay the least. The price of an apartment in the capital is up to 3.2 times higher than in Lučenec, which closes the ranking of thirty selected cities.

You can no longer buy an apartment in a larger city for less than 100,000 euros

The cheapest Slovak city with a population of over 50,000 is Martin with a price of 100,240 euros. Even there, the applicant has to pay a six-figure sum for an older three-room apartment with an area of ​​70 m2. Among the regional cities, Nitra is the least financially demanding, where you have to deposit 109,410 euros to buy.

Where prices are rising fastest

Despite the coronavirus pandemic, prices in the monitored cities rose by an average of up to 13 percent year on year at the end of September. They increased the most, up to 23 percent, in Trenčín.

How to save more than a third of the price when buying

Apartment prices are breaking further records this year and, according to expert estimates, cannot be expected to fall in the foreseeable future. However, you can still save money when buying a property. Thanks to the lower price, the solution may be to choose a smaller city with a half-hour drive to a larger city. For example, if you choose Považská Bystrica or Martin instead of Žilina when buying an apartment, you will save 18, resp. 27 percent. If you decide instead of Nitra for Šaľa or Topoľčany, the savings will mean 32, resp. 27 percent. If you resign from living in the capital and prefer Senec or Pezinok, you will save 39 resp. 33 percent.
