According to the simulations, thanks to these conditions, young people can save tens of thousands of euros in interest by virtue of historically low rates. Assuming a 100% fixed mortgage, for an amount of 126,000 euros to be repaid in 25 years, the best Taeg available online for an under 36 is 1.10%, with a monthly payment of 477.72 euros. just one month ago, for the same operation, the best Taeg available online was 2.46% and the installment was 552.65 euros; thanks to these new products, savings for the young borrower are almost € 900 per year, worth approximately € 22,500 for the entire duration of the loan. “The incentives – says Ivano Cresto, managing director of financing products at Facile.it – introduced by the government and the concrete commitment by the banks have made possible something that seemed unthinkable until a few weeks ago: today an under 36 can really buy a house without any advance payment or the intervention of third party guarantors. even credit institutions that today do not allow subscribing to these products can adjust their offer, guaranteeing greater choice to customers “. While it is true that in some cases the so-called under 36 mortgages are intended exclusively for aspiring borrowers with Isee income of less than 40,000 euro, on the other hand there are credit institutions that set the age of the applicant and the maximum payable amount as the only limit, which normally reaches up to to 250,000 euros. In addition to the conditions described above, those under 36 struggling with the purchase of their first home can benefit from the innovations introduced by the Government including the extension up to 80% of the guarantee granted by the Consap Fund, essential to facilitate the ” access to credit by young people, and the various exemptions including the cancellation of registration, mortgage and cadastral taxes, the elimination of the substitute tax on loans and, in the case of sales subject to VAT, the recognition of a credit tax to be recovered through the tax return.As recently highlighted by the Facile.it – ​​Mutui.it joint observatory, in the first half of 2021 the under 36s represented 34.3% of those applying, a value up 12.3 % compared to 2020. A figure that, according to Facile.it forecasts, is destined to grow in the coming months, not only thanks to the incentives introduced by the government, but also in relation to new offer from credit institutions aimed at this target; in the month of June alone, when we started talking about incentives, the demand for loans from the under 36s reached almost 40% of the total requests.
