Are you buying an apartment in Bratislava as an investment? Analysts have revealed how much it (not) pays off – Topky.sk

ProfitLevel analysts have investigated how much it pays to invest in an apartment in European capitals. They compared market prices of flats and rents in seventeen attractive European capitals and holiday resorts in their return on housing investment comparator. The city with the longest return is Dubrovnik (42 years old), and Munich (38 years old) or Vienna (37 years old) are not much better off. Prague was the most expensive city in the V4 countries in this respect (35.5 years).

On the contrary, Valencia and Athens (both 17 years old), Marseille (less than 22 years old), Barcelona (22.5 years old) and Gran Canaria in the Canary Islands (23 years old) finished best in terms of investment in a rental apartment. Bratislava, at the age of 26, was in the middle of the ranking between Ljubljana (25.6 years) and Milan (27.5 years).

In tourist destinations, the investment will pay off much earlier than in Central Europe

The high rise in residential property prices during the pandemic was also influenced by the change in the structure of supply and demand. One of the key factors was the demand for apartments as an investment. However, the development was not the same in all attractive European cities and tourist locations. Apartment prices in Central Europe have been growing at a significantly higher rate than rental prices for a long time. The difference was further accentuated by the pandemic in 2020, when, for example, rental prices in Slovakia fell temporarily.
