As expected, rental prices for two-room flats rose visibly in the autumn. With specific exceptions in Trenčín or Bratislava II, prices have moved up in cities and recreational properties.

Although the capital has not yet reached its average price a year ago, the quarterly increase is evident in Bratislava I, which is 7.84%, in Košice 1.00 – 6.14%, Banská Bystrica 8.47%, Žilina 5.90% , Trnava 5.86%, but also in Prešov, where they increased by 10.46% per year.

“For one-room flats, the increase in rents is not so significant, but their price has never dropped significantly during the pandemic crisis, as there is a shortage in all regions.” said portal analyst Michal Pružinský. As he continued, smaller apartments are the most popular format for investment real estate, as they are most sought after by students and young employees.

Looking at the rental prices of three-room apartments, it is clear that the situation is developing differently in this segment. After the summer increase in larger rents, the portal recorded relatively significant quarterly declines in Bratislava I, Bratislava IV, or Košice II and III. “Rental prices for three-room apartments have been falling for more than a year, especially in large cities and industrial centers. We can see this in the year-on-year decrease in Žilina (- 13.04%) and Nitra (- 10.29%).
